My answer: selling is a personal thing and depends on why you need to sell...i.e. do you want to get a larger house, do you need to move, etc. It isn't about the market. The real question is how do I get the best and highest price? There are always ways to do this. In selling your property, there are two parts: pricing and preparation. Price is usually limited by the property’s location and existing features. However, with the right preparation, you can maximize your property’s features and make the home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. For example, if you have an older 2-bedroom Victorian property in the Castro, then we may want to market the property to a first-time buyer, who really loves Victorians and the Castro. We’ll want to use the right paint colors to bring out the best features and do upgrades to key rooms like the kitchen and bathrooms. The staging (also known as furniture placing and decoration for sale) should be selected based on the architectural style of the home. Since the exterior is a Victorian Stick, the interior would also be classic but with a modern twist. Check out this video on painting to impress If you’ve lived in your property for the past 20 years, we may need to do a deeper remodel. Take one condo I represented this year. Here we actually renovated the entire unit - taking out all of the existing carpet, and most of the kitchen and bathrooms. These renovations had to be done to bring it up to par with other properties in the area. This is what helped sell the property quickly versus sitting on the market.
