The relative summer doldrums continued across the city last month; The number of homes going into contract, as well as those that actually recorded sale, have been slowly declining since June. However, we expect these numbers to begin to reverse this month, based on seasonality data, which typically plays an enormous role in the ebb and flow of supply and demand within real estate markets.
Single family homes recorded an impressive gain of 13.8 percent in regards to median sale price. The median days on market remained at parity with last year, while the percentage of homes that sold over list price increased significantly. Over 8 out of 10 single family homes sold over asking last month.
While the median sale price for condominiums softened 4 percent compared with last year, the median price per square foot ticked up, and inventory continues to be much lower.
